Homes for Sale in Waban, Newton, MA

Waban is an affluent suburban neighborhood found in Newton City, Massachusetts. It is one of 13 villages in Middlesex County and is situated east of Wellesley Lower Falls, north of Newton Upperfalls, west of Newton Center, and south of Auburndale. Waban’s easy access and proximity to major highways is an incredible convenience for its residents. It also ranked third among the wealthiest and most educated communities in the country.

Waban or Wabanoki is correctly spelled as Wauban or, more probably, Waughban. It means “east” in the Indian language. The village name was coined after the Chief of the Nonantum Indian tribe, Waban. The chief was the first Indian in the region who converted to Christianity in 1646. The area where Waban village stands used to be his favored hunting ground. William Chamberlain Strong used to live on Nonantum Hill with Waban as the Indian Chief. He named the station location Waban upon seeing its village potential while vigorously securing the Boston and Albany Railroad’s right-of-way.

Waban’s exquisitely designed architectural masterpieces range from Spanish Colonial, Victorian, Neoclassical, and Ranch styles. Most of Waban’s truly breathtaking historic houses are nestled in 0.24 acre to 0.67 acre lots and were mostly built between 1940 and 1969. The properties have beautifully landscaped yards for a relaxing space perfect for entertaining guests. The rooms have impeccable and seamless details and boast old-world grandiosity while at the same time offering comfortable modern living features. Some larger residential structures come with elevators, sauna, pool, playroom, gym, media room, wine cellar, walk-in closet, and private balcony. These properties have either or both hardwood and tile for flooring. Each home has approximately a total of 3 to 10 garage spaces either covered and uncovered. Many properties are waterfront and provide scenic views of the river.

Train stations, shopping, restaurants, and recreations are within walking distance, if not a few minutes away from the community.

What's Not To Love

The turnover rate of homes is not high, which means it will be quite difficult to find a home that perfectly matches all your criteria. If you do get a chance to buy a home here, it's best to make a good offer fast as you'll most likely be competing with other buyers.
